 Karps Capital does nationwide private commercial lending. We fund commercial real estate collateralize loans that do not meet banks' criteria from $1,000,000 to $50,000,000+.

 Because we are a private company owned and operated by entrepreneurs, we can develop a loan structure that is customized to your unique needs.  In addition, it is our goal for all borrowers to fulfill the terms of their agreement without default.  With that in mind the three main criteria we look at is:

1) The Property's Income (NOI)

2) Quality of the property and deal structure

3) The strenght of the Borrower, financial and experience. ( a qualified sponsor can be brought in if needed).

Though there are other components, with the above mentioned 1-3 you are more than half way to the closing table.

1. Color photos of the subject property, (Inside and Outside 4 min.)

2. Executive Summary.

3. Purchase Agreement /Contract

4. Borrower / Sponsor’s Personal Financial and Real Estate schedule.

5. Borrower / Sponsor' s Resume or Bio detailing experience.

6. Three years Profit and Loss statement on the subject property or business entity.

7. Income & Expense Projections (12 months)

8. Current Year to Date Profit & Loss Statement

9. Rent Rolls and Leases: (to include: tenant name, unit number, sq. ft of each
unit, rent amount, date lease started, expiration date of lease
).
