 After purchasing your Note from Your Present Lender/Bank through workout we issue a new interest only Bridge Loan for Reduced Amount.  Borrower must be able to Refinance into Permanent Loan in 6-12 months.

New Loan clears over leveraged debt and correct Upside Down Value, giving property owner time to refinance debt in 6-12 months. Resulting in Lower Debt and Lower Refinance Rate and NO Deficiency Judgement for difference.


 

Overview of Bridge Lending Criteria:

Ø Owner seeking a restructure of debt and desires to keep in the property

Ø  Acquisitions up to $10,000,000  

Ø  Principal(s) must have credit and financial standing to qualify for refinancing within 6 – 12 months 

Ø  Property must be income producing and support bridge loan debt service (1.2 Debt Coverage Ratio). 

Ø  Property must be located in a Class A, B or C market area and capable of supporting the business

Ø Property must be structurally & functionally sound

Ø Property must be income producing (no raw land)

Ø  Verification of business financials required

Points: 0-4

Extension Fee: 1%

Exit Strategy: Refinance to permanent loan
